25 percent drop in housing sales in Erzurum

TÜİK shared the provincial housing sales statistics for the June 2024 period. It was announced that 637 houses changed hands in Erzurum during the month. The province ranked 27th in the country and 2nd in the region after Elazığ in terms of housing sales performance record for June. Erzurum ranked 1st in the region in terms of the number of mortgage sales and 2nd in terms of other sales type records.

25 PERCENT DECREASE IN TOTAL SALES

According to TÜİK data, 637 housing sales were made in Erzurum in June, 69 of which were mortgaged and 558 through other channels. Compared to June 2023, mortgaged sales decreased by 62.90 percent, while sales through other channels decreased by 14.71 percent.

The decrease rate in total sales was calculated as 25.23 percent.

In Erzurum, 200 of the 637 houses sold in June were first-hand and 437 were second-hand. In total sales, first-hand sales showed a rate of 31.39 percent and second-hand sales 68.6 percent. Compared to the June period of 2023, first-hand sales decreased by 28.31 percent and second-hand sales decreased by 23.73 percent.

WHAT WERE THE 2023 FIGURES?

In Erzurum, a total of 852 houses were sold in June 2023, 186 of which were mortgaged and 666 were sold through other means. While 279 of the 852 houses were sold first-hand in the previous year, 573 of them were recorded as second-hand, and the number of first-hand sales represented a rate of 32.74 percent of the total number of sales.

REGIONAL FIGURES

According to the evaluations recorded by DOSİAD Research Center based on TÜİK data, 637 housing sales were made in Erzurum in June, 930 in the total of KUDAKA Statistical Region provinces, 1,489 in the total of Northeastern Anatolia Statistical Region provinces and 3,681 in the total of Eastern Anatolia Region provinces.

According to calculations recorded by DOSİAD Research Center based on TÜİK data, the number of houses sold in Erzurum in June showed a share of 68.49 percent in the total of KUDAKA Statistical Region provinces, 42.78 percent in the total of Northeastern Anatolia Statistical Region provinces, and 16.0 percent in the total of Eastern Anatolia Region provinces.

Erzurum ranked 27th in the list of the highest number of housing sales among Turkish provinces. The provinces with the highest number of housing sales were recorded as Istanbul, Ankara, Izmir, Antalya, Bursa, Mersin, Gaziantep, Kocaeli, Balikesir, Konya, Adana, Kayseri, Tekirdag, Aydin, Sanliurfa, Samsun, Diyarbakir, Sakarya, Mugla, Manisa, Eskisehir, Denizli, Yalova, Hatay, Elazig, Canakkale, Erzurum, Mardin, Kahramanmaras, and Afyonkarahisar.

MORTGAGED SALES

Erzurum ranked 21st in the list of Turkish provinces in terms of the number of mortgage sales. The highest number of changes in the type of mortgage sales recorded were determined in Istanbul, Ankara, Izmir, Bursa, Kocaeli, Tekirdag, Antalya, Mersin, Eskisehir, Gaziantep, Manisa, Adana, Kayseri, Balikesir, Diyarbakir, Samsun, Denizli, Aydin, Konya, Sakarya, Erzurum, Muğla, Sanliurfa, Corum, and Canakkale.

Erzurum also ranked 28th in terms of other types of sales. The cities with the highest other types of sales were reported as Istanbul, Ankara, Antalya, Izmir, Mersin, Bursa, Gaziantep, Konya, Balikesir, Kocaeli, Adana, Kayseri, Aydin, Tekirdag, Sanliurfa, Samsun, Sakarya, Mugla, Diyarbakir, Manisa, Eskisehir, Yalova, Denizli, Hatay, Elazig, Canakkale, Mardin, Erzurum, Kahramanmaras, and Afyonkarahisar.

In the June 2024 period, 353 houses changed hands in Malatya, 717 in Elazığ, 637 in Erzurum, 519 in Van, 249 in Erzincan, 126 in Bingöl, 230 in Kars, 199 in Bitlis, 199 in Ağrı, 238 in Muş, 96 in Iğdır, 44 in Tunceli, 34 in Ardahan, and 40 in Hakkari.

Mortgaged house sales decreased by 49.4 percent. House sales across Turkey decreased by 5.2 percent in June compared to the same month of the previous year, reaching 79,313.

Turkish Statistical Institute (TurkStat) announced the ‘Housing Sales Statistics’ for June 2024. Accordingly, housing sales across Turkey decreased by 5.2 percent in June compared to the same month of the previous year, reaching 79,313. The provinces with the highest number of housing sales were Istanbul with 13,025, Ankara with 6,866 and Izmir with 4,361, while the provinces with the lowest were Ardahan with 34, Hakkari with 40, Tunceli and Bayburt with 44, respectively.

House sales decreased by 3.7 percent in the January-June period compared to the same period of the previous year, reaching 545 thousand 74.

Mortgaged house sales in Turkey decreased by 49.4 percent in June compared to the same month of the previous year, reaching 6,813. Mortgaged sales accounted for 8.6 percent of total house sales. Mortgaged house sales in the January-June period decreased by 57.7 percent compared to the same period of the previous year, reaching 51,415.

Of the mortgaged sales in June, 1,547 and of the mortgaged sales in the January-June period, 12,176 were first-hand sales.

Other home sales in Turkey increased by 3.3 percent in June compared to the same month of the previous year, reaching 72,500. The share of other sales in total home sales was 91.4 percent. Other home sales in the January-June period increased by 11.1 percent compared to the same period of the previous year, reaching 493,659.

The number of first-hand house sales in Turkey decreased by 1.8 percent in June compared to the same month of the previous year, reaching 25,425. The share of first-hand house sales in total house sales was 32.1 percent. In the January-June period, first-hand house sales increased by 1.3 percent compared to the same period of the previous year, reaching 173,324.

HOUSES CHANGING HANDS WITH SECOND-HAND SALES

Second-hand house sales in Turkey decreased by 6.7 percent in June compared to the same month of the previous year, reaching 53,888. The share of second-hand house sales in total house sales was 67.9 percent. Second-hand house sales in the January-June period decreased by 5.8 percent compared to the same period of the previous year, reaching 371,750.

Housing sales to foreigners decreased by 45.1 percent in June compared to the same month of the previous year, reaching 1,440. The share of housing sales to foreigners in total housing sales in June was 1.8 percent. The cities with the highest number of housing sales to foreigners were Antalya with 593, Istanbul with 478 and Mersin with 116. Housing sales to foreigners decreased by 45.7 percent in the January-June period compared to the same period of the previous year, reaching 10,461.

By nationality, most housing sales were made to citizens of the Russian Federation.

In June, the highest number of housing sales by nationality were made to citizens of the Russian Federation with 332, Iranians with 156 and Ukrainians with 102.
