Real losses in housing prices are increasing

The House Price Index (HPI) increased by 1.8 percent on a monthly basis and 26.4 percent on an annual basis in February.

The Central Bank of the Republic of Turkey (CBRT) announced the KPI and New Tenant Rental Index (YKKE) data for February.

Accordingly, KPI, which is calculated to monitor the quality-adjusted price changes of houses in Türkiye, increased by 1.8 percent compared to the previous month in February, reaching 215.5.

KPI, which increased by 26.4 percent compared to the same month last year, decreased by 3.9 percent in real terms in the same period.

Housing prices in 3 major provinces increased on a monthly basis in February. Accordingly, the monthly increase was 2.2 percent in Istanbul, 1.7 percent in Ankara and 1.4 percent in Izmir. Annual change rates were 28 percent in Istanbul, 29.7 percent in Ankara and 25.8 percent in Izmir.

When the annual KPI changes of the regions were examined according to the Statistical Regional Units Classification, the highest annual increase in February was observed in the Nevşehir, Niğde, Aksaray, Kırıkkale, Kırşehir, Kayseri, Sivas, Yozgat regions with 31 percent, and the lowest annual increase was observed in the Hatay, Kahramanmaraş, Osmaniye regions with 19.7 percent.

YKKE INCREASED BY 1.6 PERCENT IN FEBRUARY

YKKI, which increased by 1.6 percent in February compared to the previous month, increased by 34.2 percent in nominal terms and 2 percent in real terms compared to the same month last year.

YKKE increased by 2.4 percent in Istanbul, 1.8 percent in Ankara and 0.7 percent in Izmir on a monthly basis in the said period. Annual change rates were 41 percent in Istanbul, 36.1 percent in Ankara and 34.1 percent in Izmir.

When the annual YKKI changes of the regions were examined according to the Statistical Regional Units Classification, the highest annual increase in February was observed in the Istanbul region with 41 percent, and the lowest annual increase was observed in the Hatay, Kahramanmaraş, Osmaniye regions with 20 percent.
