The era of money in land registry is officially changing. As of July 1, 2026, the “blocked system” will be mandatory in land registry transactions. No more cash in hand, no direct transfer.

FIRST TRANSFER, THEN MONEY

The money will be kept in the system until the title deed transfer is completed. It will automatically be transferred to the seller as soon as the transaction is completed. In short, the era of carrying money in a bag at the land registry is coming to an end. The buyer and seller will apply to the system through contracted banks or payment institutions. Once the title deed registration is approved, the blocked amount will be transferred to the seller’s account within seconds.

According to the news in Sabah, the secure payment system applied in second-hand vehicle sales in order to prevent buyers and sellers from being exposed to the risk of fraud, theft and forgery in real estate sales, to reduce informality and to carry out money transfer in a safe environment will also become mandatory in real estate sales. May 1 was initially announced as the date for the new regulation made by the Ministry of Commerce. According to the information obtained, the regulation will come into effect on July 1.

It was stated that in real estate sales, the sales price is usually paid to the seller in person, and this can lead to unregistered transactions and fraud and forgery for the buyer and seller parties.
